Landlord’s Application to Director for Rent Increase Greater than Annual Allowable Rent Increase Amount (Form N)

Apply to the Director of Residential Tenancies to increase the rent in a land-lease community (mobile park) by more than the Annual Allowable Rent Increase Amount (AARIA). Landlords also need to complete Form M and Form O.

Give notice

By law, you must give tenants Form M and Form N at least 7 months before the anniversary date or common rent increase date given on the lease. You need to give the notice before the day of the month that rent is due.

Anniversary date is the date the lease starts, year after year, as long as the same lease continues.

Common rent increase date is the date set by the landlord for the increase of rent payable by all tenants in the land-lease community (mobile park).

Unused AARIA

If you didn’t increase the rent in the previous year or the rent increase was less than the AARIA, the unused amount can be used in the next year's increase.

Eligibility

Landlords of land-lease communities (mobile parks) can apply to increase the rent in the land-lease community (mobile park) by more than the Annual Allowable Rent Increase Amount.

How to apply

  1. Complete Form N, Form M and Form O.
  2. Take Form N, Form O and the payment to Access Nova Scotia. Access Nova Scotia completes the top portion of the forms and provides you with a copy for your records and copies to give to your tenants.
  3. Formally serve (deliver) the completed Form N and Form M to your tenant. Check the forms for details on delivery options and instructions on how to formally serve the tenant.
  4. Once you have given the forms to your tenants, return to Access Nova Scotia to complete the Certificate of Service (on Form N).

How long it takes

It should take 1 to 3 months to complete the process. It can take longer if more information is needed or if your application hasn’t been filled in correctly.
