TERANET-NATIONAL BANK HOUSE PRICE INDEX, OCTOBER 2022

Halifax resale home prices, as measured by the Teranet-National Bank House Price Index (seasonally adjusted), decreased 4.7% from September to October 2022. Halifax posted the largest monthly decline in resale home prices among the cities included in the national index.  It was the largest decline in Halifax resale home prices since April 2019.

The 11-city composite on the Teranet-National Bank House Price Index declined 0.8% in October 2022 compared to September 2022. Monthly home prices declined in all cities except Calgary and Edmonton.

Nova Scotia resale home prices were up 6.9% from October 2021 to October 2022, continuing a sharp deceleration.  This ends Halifax's consecutive months of double-digit year-over-year gains at 25.  Nationally, resale home prices (seasonally adjusted) were up 4.9% from Octber 2021 to October 2022.  

The highest year-over-year gains were recorded in Calgary, Montreal and Quebec City. The slowest gains were recorded in Hamilton and Victoria.

Comparing the January-October 2022 period with the same period in 2021, Halifax home prices have averaged 24.9% higher - the highest gain among the urban areas.

Nationally, home prices were up 13.6% in January-October 2022. After Halifax, Hamilton and Victoria posted the highest gains while the smallest increase was in Edmonton.
