TERANET-NATIONAL BANK HOUSE PRICE INDEX, JUNE 2021

Halifax home prices as measured by the Teranet-National Bank House Price Index increased 3.5% month-over-month in June 2021. Home prices in Halifax were 30.8% higher when compared to a year earlier.

Looking at the 11-city composite on the Teranet-National Bank House Price Index, monthly resale home prices increased 2.7% month-over-month in June 2021. This was the second largest monthly gain since the series began in 1999 (the largest was the previous monthly gain in May). However, it was the first time since January the monthly gain decelerated from the month before. The increase in home prices seen in June was consistent with the increase in the number of home sales over the last several months according to the Canadian Real Estate Association’s data.

Monthly home prices were up in all markets led by Ottawa-Gatineau (+4.0%) and Hamilton (+3.8%). Edmonton (+1.1%), Quebec City and Winnipeg (both +1.3%) posted the slowest gains in June.

Nationally, resale home prices were up 16.0% in June from a year earlier. This was 11th consecutive acceleration and the strongest year-over-year gain since the series began in 1999. Halifax (+30.8%) posted the fourteenth consecutive month of double-digit gains year-over-year and led the 11 cities index.

Following Halifax, the highest year-over-year gains were recorded in Hamilton (+28.0%) and Ottawa-Gatineau (+25.8%) while slowest gain was recorded in Edmonton (+5.5%).

Comparing the Jan-June 2021 period with the same period in 2020, Halifax home prices have averaged 24.4% higher, posting the highest year-to-date gain among the composite indexes.

Nationally, home prices were up 12.0% in January-June 2021. After Halifax, Hamilton (+22.0%) and Ottawa-Gatineau (+21.0%) posted the highest gains while the smallest increase was in Calgary (+2.6%).
