US HOUSING STARTS AND BUILDING PERMITS, JULY 2019

BUILDING PERMITS

US residential building permits increased 8.4 per cent in July compared to the revised June estimate, to a seasonally adjusted annualized rate of 1,336,000. This is 1.5 per cent above the July 2018 estimate of 1,316,000.

Year over year (Jul-19 vs Jul-18), permits for single unit structures decreased 3.8 per cent. Permits for structures with 5 units or more increased 9.2 per cent and permits for structures with 2 to 4 units increased 50.0 per cent over July 2018.

In the first 7 months of 2019, building permits are down 4.2 per cent. Permits are down for single unit structures (5.7 per cent), up for structures with 2 to 4 units (2.1 per cent), and down for structures with 5 units or more (2.0 per cent).

HOUSING STARTS

US housing starts decreased 4.0 per cent in July compared to the revised June estimate, to a seasonally adjusted annualized rate of 1,191,000. This is 0.6 per cent above the July 2018 estimate of 1,184,000.

Year over year (Jul-19 vs Jul-18), starts for single unit structures increased 1.9 per cent, and starts for structures with 5 or more units decreased 4.7 per cent.

Year-to-date (Jan-July 2019), housing starts are down 3.6 per cent with declines in starts for single unit structures (3.4 per cent), and declines in starts for structures with 5 or more units (3.7 per cent).
