US HOUSING STARTS AND BUILDING PERMITS, JUNE 2019

BUILDING PERMITS

US residential building permits declined 6.1 per cent in June compared to the revised May estimate, to a seasonally adjusted annual rate of 1,220,000.  This is 6.6 per cent below the June 2018 estimate of 1,306,000. 

Year over year (June 2019 vs June 2018), permits for single unit structures declined 4.7 per cent, and permits for structures with 5 or more units declined 13.3 per cent. Permits for structures with 2 to 4 units rose 23.7 per cent, year over year. 

In the first six months of 2019, building permits are down 5.3 per cent.  Permits are down for single unit structures (-6.2 per cent), structures with 2 to 4 units (-3.2 per cent), and for structures with 5 units or more (-3.8 per cent) compared to January-June 2018.

HOUSING STARTS

US housing starts decreased 0.9 per cent in June compared to the revised May estimate, to a seasonally adjusted annual rate of 1,253,000 units.  This is 6.2 per cent higher than the June 2018 estimate of 1,180,000. 

Year over year (June 2019 vs June 2018), starts for single unit structures declined 0.8 per cent, while starts for structures with 5 or more units increased 25.3 per cent. 

Year-to-date (Jan-Jun 2019 vs Jan-Jun 2018), housing starts are down 4.1 per cent with declines in starts for single unit structures (-4.5 per cent) and structures with 5 or more units (-2.3 per cent).
