TERANET-NATIONAL BANK HOUSE PRICE INDEX, FEBRUARY 2018

In February, Halifax home prices as measured by the Teranet-National Bank House Price Index increased 0.3 per cent compared to the previous month. The Halifax price level was up 1.2 per cent compared to February 2018.

Monthly resale home prices are down 0.4 per cent for the 11-city composite of the Teranet-National Bank House Price Index, with 9 of the 11 cities reporting lower housing prices compared to one year ago.  Increases were seen in Halifax and Montreal. The largest monthly decline was in Victoria (-2.0 per cent).

National year-over-year price growth was 1.9 per cent in February. National year over year price growth has slowed considerably since the time period June 2016 to September 2017 where price growth was over 10 per cent. Year over year growth has been below five per cent since May 2018.       

Year to date, Halifax house prices were up 1.5 per cent, while the National index increased 2.0 per cent over the same period last year. Across the 11 metropolitan markets, prices were up in 8, the largest increase in Ottawa-Gatineau. The largest decline was in Calgary (-2.7 per cent).
